November is a great time to recognize the contributions of Veterans. But did you know that there are benefits when it comes to homeownership that are available for Veterans year-round? Here are a few that are worth a special salute.

VA Home Loan

One of the biggest benefits that Veterans have access to is the VA home loan. This loan is secured by the Department of Veterans Affairs and allows lenders to approve qualifying Veterans for a home loan, or mortgage, with a 0% down payment. There are some limitations, such as a time in service requirement as well as the type of discharge that the Veteran received. The home must also meet basic habitability requirements and there is some extra paperwork involved in the process.

This home loan is also available to active duty service members, some military spouses, and some members of the National Guard or Reserves. If you think that you may qualify, working with a lender to determine eligibility is a good step. It also helps to find a real estate agent who is familiar with the VA loan process, since it includes extra inspections and appraisals.

 

Home Improvement Discounts

Discounts on purchases for military members are available from many retailers, including some home improvement and hardware stores such as The Home Depot and Lowe’s. You can also talk to small businesses about what they offer. Many with rewards programs will waive fees or provide extra points to Veterans, military servicemembers, and their families.

 

VA Housing Grant

If you have a disability related to your military service, you may be able to apply for a VA Housing grant. This program provides financial assistance to make homes more accessible for Veterans with disabilities. This can include widening doorways, installing ramps, or even changing the structural elements of your home. Even if you are living with a relative or caregiver, you can still qualify to make modifications that make your home better suited for your needs.
